First time staying at the hotel and we paid less than £80 a night.
The location is great as you are away from the strip so quite peaceful with big rooms and you have brilliant views overlooking Costa Adeje. The pool area is spacious and clean, plus the food and drinks from the bar are top-notch. Really friendly and helpful staff too. There is a small shop on site that sells the basics, but we walked to the local supermarket (about a 20 min walk).
The hotel does have some issues though. The rooms need a bit of TLC (our toilet cistern leaks, the kitchen is missing utensils, some tiles are cracked/broken and the whole room needed a good clean -the floor makes your feet black) and the rooms lack soundproofing.
Our biggest gripe is the bed! It's a cheap rock-solid mattress that's only about a foot off the floor. It's given both my wife and I numb shoulders, sore hips and sore back. Finally when first coming to the hotel the signed for reception is non-existent, we had to ask guest for directions.
For out of season prices it's alright but I wouldn't stay here paying the on-season prices.

I don't know why the hotel gets really bad reviews. I was thinking about changing hotels glad I didn't.
It was fairly cheap for a family of four the rooms are big. Yes they need refurbishing, yes the beds are hard but you get use to them.
They are clean and we got clean towels and our beds made.
We just used the hotel as a base we walked to the towns about 30 mins never walked back don't think we would make it.
Taxi are about 6 euro back
We walked to aquauland which was a good day out the kids loved it. Something for all ages.
The hotel shop has everything you need but supermarkets are a bit cheaper in town.
The bar restaurant is okay too a little overpriced but I think every where is similar priced.
Overall we had a lovely holiday but if you expect luxury and not being up a hill then probably not the hotel for you.

The views are stunning, great view of the sunset. Room was nice a quite spacious (we went self catering for a change so had a small “apartment” with a hob and fridge freezer. Clean and well maintained. Friendly staff. There was a mixture of families, couples and young groups when we stayed. The only “downside” was there aren’t enough sun umbrellas to go around and at certain points of the day there’s no natural shade. Would definitely recommend and would go back there.

Stunning views from this hotel. Lovely staff, great food and drinks. Rooms are ok could be done with being updated, but it's still nice. The hill and being so far away from main places like Costa Adeje and Las Americas, we got taxis every night with having a 7 year old. I would go back to this hotel had a great time and was so tranquil with the views.

Great value, good sized rooms, cleaned daily, fresh towels daily too. Handy location about 20-30 mins walk to the strip and no more than 30-40 mins from all the main attractions, nice stroll up the hill on the way back. The location is beautiful on top of the hill overlooking Costa Adeje.
If your lazy and can't be bothered to check the hotel location or walk up the stairs without complaining at home, this isn't for you, get yourself a mobility scooter with the sedentary crew. Easy a 5 min taxi ride from the strip if you don't do any form of exercise and can't be bothered. Some ridiculous reviews on here about the location... Well you have Google right? Check before you buy? God forbid you get a few thousand steps in a day 🤣🤷 My 11 and 13 year old managed it, so why can't you?
Food was good value and tasty, which you don't often find in hotel restaurants and bars at this level.
A few little bits of TLC here and there in terms of maintaining the hotel, but small minor issues. Pool table and gaming machines didn't work but swallowed the money.
On site supermarket too and a good sized pool. I enjoyed the stay, great air conditioning and a friendly team. Will definitely be back again in the future. Elderly or small children, get a taxi, as it may be a bit much.
