We stayed at the hotel for several days in May (9 days in total). During this period, the breakfast offered was EXACTLY the same every single morning and was of rather POOR quality. When we requested to cancel the breakfast for the remaining days, the staff declined to assist and instead instructed us to contact Booking.com.
We attempted to do so, but there was no direct way to reach Booking.com - only the hotel. When we asked the hotel staff to help facilitate the contact, they did not respond at all. The matter was ultimately left unresolved and no refund of the poor breakfast.
Aside from this issue, the stay itself was satisfactory.
However, I would strongly advise against including the breakfast option.

If you’re looking for an upmarket, clean, tidy, well decorated, spacious hotel room that isn’t expensive, but feels it, look no further. Huge room and balcony overlooking the sea cost us less than a 5 star room along the strip. If you’re looking for peace and quiet away from the strip, but close enough to walk to where the bars and restaurants are, this is it. Situated high on the hillside, the hotel boasts two adult pools and a smaller one for the children. Sun beds are plentiful, no rush, no faff, no glaring looks from those seeking ‘their’ subbed on a daily basis. The free aircon in both the lounge area and the bedrooms is superb! The kitchen area has EVERYTHING! The bathroom has EVERYTHING, including a washing machine which is a real bonus. The bed was the best ever! We stayed here for 2 weeks and loved every minute of it.
There are no real downfalls, but you do need to be aware that the transfer coach will drop you on a steep hill and large suitcases are a devil to push uphill after a day of travelling. It’s a 5 minute walk, and you are at the reception. Going into town can be accessed by the path to to the right of the reception and the walk is all down hill. We got a taxi back from the strip every day/night at a cost of only €5. Secondly, be aware, on arrival we went to the resort shop and got the usual bread, milk, eggs, etc and was shocked that the price was €53 for one and a half carrier bags of bits and bobs. Situated at the bottom of the road is a HUGE mercado which sells everything you need. We got enough food and goodies as well as beer, wine and sweeties for €35. 5 carrier bags worth. Don’t get ripped off!!!!

Definitely not coming back here ever again and I recomend for everybody to steer away from this place.
Couple of "lovely" bits about my stay here, but I do not want to write everything down and my holiday did not even finish yet.
Generally everything takes a lot of time so prepare to wait here a LOT.
About the rooms it is more or less ok, but far from clean when we took it. The bathroom door did not shut which got fixed, but the bathroom tap is not working properly since day one and reported it twice and got ignored twice.
It is common to have ants in Tenerife, but there are levels. In here I could not leave any food out in one place longer than 5 minutes, becuase the ants are going all over it in the kitchen. The exteption of this is if the food was still steaming hot, but as soon as it gets colder the ants go in it immediately.
To say something positive as well the view was very nice from the balcony and the beds were comfortable.
The weather was bad the wole time and raining nearly every day i was here. They provide a built in clothes line on the balcony where you can dry 4 t-shirts if the weather is good, but it wasnt. I asked for a clothes line and the response i got is just use the outside one or pay 4,5 euro for the thumble dryer they have. Our clothes can not be thumble dried. Took me half a day and 4 phone calls and 2 trips to reception to get a simple indoor clothes line and plenty of attitude from the staff.
We did not ask for cleaning or change of bed sheets, but the 1 day I have asked for it I received heavy sighs and and faces from the reception so they clearly did not wanted to do it and we got it finally in the late afternoon anyway.
We did not have hot water and than water all together in one of the mornings.
When called the reception about it the reply was "We know about it. You can deal with it. We are going to fix it at some point."
I mean sure there is nothing better in the morning that not having water with kids.
Its not like they do not get dirty every 5 seconds, but i understand that it can happen, but the attitude I got the whole time i was here is just shocking.
I did met some nice staff here so do not get me wrong they not all bad. There was one receptionist who i could talk with and the cleaning lady was very nice, but the rest....
Oh my god. They clearly gone sour in hospitality and do not care anymore or just do not want to work here.
I do not know, but one thing is sure this place gone rock bottom since I was last here like 5 years ago and I am never coming back to this place.
The only reason I did not give all 1 stars because it is still Tenerife and the island is nice, but i recomend for everybody that DO NOT COME HERE.
Unless of course if you want to deal with all this.

We travelled as a family of 5 , we had a 2 bed + 2 bath apartment, it was clean and spacious with everything needed for a stay, we also had a huge balcony which meant we all had plenty of room, wifi was also perfect and we also had british tv. Sun beds always available as they do not let people just reserve beds all day without actually using them. There are lots of activities at the hotel I.e pool, table tennis, mini golf , etc... There is also a decent pool bar "paradise bar" ran by English people, great food, service and reasonable prices, €2.75 for a beer.
Onsite shop is also a bonus, cheap prices and a offers freshly made pastries and bread.
Location is a 20 mins walk from the beach or €7 euro in a taxi.
Only slight niggle is the pillows are huge and difficult sleep on with no alternative but that's picky.
We could have stayed closer to town but the trade off would have been space and with 3 teenagers I would take this hotel over a smaller option by the sea, thank you Ramada
