From outside it looks stunning!!! However, we had a late check in and when received the room it had a leak in the ceiling. Not too visibile in the picture but it was dripping from 3 points. We came back to complain next day morning... the receptionist said there was nothing she could do about it. The apartment is old, many insects with noise AC and super cold. Smell like dump and walls full of damage. Not impressed. The are is lovely and the town is beautiful... many nice restaurants...

We stayed here in a standard apartment in February and family we travelled with stayed in a villa. I feel the apartments and villas currently offer different experiences and the apartments need a refresh to have the same standard.
Pros: Remote if you want peace and quiet and don't mind being a drive away from any 'touristy' places. 40 mins drive from faro.
Very clean standards in the accommodation and surrounding resort. The staff were all nice, friendly and helpful as much as they could. Spacious apartments and villas for large familys.
The villa has more modern furnishings comfy beds, towels provided for the pool and internet TV. Easy to to check in and out and daily cleaning and linen changes.
I had a really tasty octopus salad in the restaurant all food was well made and enjoyed. We only ate there once however would recommend.
Cons: The apartments are dated and in need of refurb, ok for 2 nights but not a full week if you want to relax. Loose floor tiles, old solid beds, lumpy pillows, I was on pain killers all week for a bad neck and hips, adding blankets didn't help. It would have been better if the bed options provided a double and not twins, it doesn't make for relaxing holiday with a partner with a metal frame in the middle of the bed. The sofa/fouton had no cushions so uncomfortable to sit on. The kitchen while well equipped but old, only one plug for 4 devices made making breakfast laborious while the villa had adaptors provided so all items could be used. Washing machines are very rusted and don't really wash clothes well. The TV never worked while we were there I was advised they knew of an issue with TV reception however was not rectified, I would suggest changing all TVs to internet fed as there were not really any English speaking channels. When there's not much to do around or entertainment TV would have been nice to have in the evening. There was no soundproofing so every sound can be heard in the apartments! Furniture needs felt pads putting on the bottom, being woken by people at 1am moving furniture is frustrating. All pools would be used more if they were heated they were ice cold so we didn't swim. Only the kids braved it.
We do have to say again thank you to the reception team who assisted our family member who needed urgent medical treatment they were quick to action and help us!
My advice would be to stay in a Villa if you want a relaxing holiday and only use the apartments for short visits.

I stayed here off season and have to say it's fantastic value for money hotel. I stayed in 1 bed apartment and although the inside is a little dated it has everything you need for a comfortable stay. The balcony had a really nice view and check in was very easy and friendly.

I have had many holidays in Colina da Lapa over the last few years and will continue to use the facilities in the future. The apartments are simple, very clean, and very well-equipped. Any stay I had was always stress-free and a delight.
The last holiday I had in the group, I left a gold ring behind on the kitchen counter. After making contact, the Management found the ring and were efficient in dispatching it and keeping contact, that would have been expected and it was refreshing to see. As the object got lost (registered post), Mr. Matos displayed a level of honesty and diligence following up with the Portuguese Post office on my behalf that I have never experienced in my entire life. I highly commend and recommend this place for holidays and I am very grateful for the kind and professional display I have experienced in my dealings with this Group. Thank you.

We booked for a villa for 4 people and was placed in appartments at first. One of the appartments had a leak in the kitchen so it was unusable on the first night. When raising the booking issue the next day, we were forced to pay an extra 260euros to have a villa despite our booking. Once in the villa, it was nicer but we had MANY issues such as dishwasher and over not working, villa kept tripping, pool not switching light off. Reported them immediately to a young man at reception whom is apparently a manager and he didn’t care whatsoever, said he was going to send someone over and he didn’t. Literally, his attitude when reporting was baffling, he could not care less. Such a shame because the residence is nice and the villas are too, we don’t appreciate getting scammed.
