I have had many holidays in Colina da Lapa over the last few years and will continue to use the facilities in the future. The apartments are simple, very clean, and very well-equipped. Any stay I had was always stress-free and a delight.
The last holiday I had in the group, I left a gold ring behind on the kitchen counter. After making contact, the Management found the ring and were efficient in dispatching it and keeping contact, that would have been expected and it was refreshing to see. As the object got lost (registered post), Mr. Matos displayed a level of honesty and diligence following up with the Portuguese Post office on my behalf that I have never experienced in my entire life. I highly commend and recommend this place for holidays and I am very grateful for the kind and professional display I have experienced in my dealings with this Group. Thank you.

Stayed ten days at Colina da Lapa, wish it was one night!
Overall not much was working in the room.Shower working every second day, either no pressure or hot water. Old and dirty.
Beds are as hard as the floor, almost impossible to sleep.
Kitchen old and dirty. Cuttlery, if you are lucky, you get the same
type of glas, knife etc. In general not fresh.Service is almost none.
Tried to have breakfast in the restaurant one morning, turned around almost as I came in. Dirty, bad smell, and not fresh what so ever.
No lightning during nighttime, easy to fall, especially in the steep
stairs.
If you can , avoid this hotel!

Lovely resort in a lovely place. Dos Caneiros beach is at about 25-30 minutes walk but they have a free shuttle to go there an come back as well. They also have a free shuttle to Carvoiero the nearest small town. Members of staff are friendly and polite. I had a great time and I recommend.

Our stay this time was abysmal.
Seems like the resort has become a famous party place by now. I can definitely not recommend it to families and those who want to have a pieceful and calm stay. Many people used their villa as a party place and were celebrating in large groups day and night. Loud music, karaoke parties and yelling nearly 24h. If I want to sleep out - no chance their music woke us up. I want to lay by the pool and have silence - no chance, there was screaming and music, so loud we could not even listen to our own music on headphones without being bothered. I want to sit and chill with the family in the evening- no chance… karaoke and party is all you get to hear from around. When I finally fell asleep I woke up again due to the noises of the partying neighbors.
Even after complaining a ridiculous amount of times at the reception, nothing really happend. In such cases the reception should be strict. Rules are necessary for noises/ partying. This place advertises to be a silent vacation home and all you get is people around you partying, so we were sleepless during our holidays almost every night - which is absolutely not tolerable. Manager did not took it serious, that our whole holidays were ruined because people broke the „house rules“ (without consequences)
Imagine you go on holiday and you cannot sleep well and could not relax- for the price that they take absolutely not worth!
problems with the wifi, the electricity, the pool and the house keeping.
The housekeeping is really lazy. They used to clean everyday and now they come on occasion around every 2nd day, really superficial cleaning, leaving the bathrooms and terrace uncleaned. Unbelievable. pool was full of bugs and was cleaned only once.
Generally, the villas are poorly soundproofed.
Not again, so sad but after this experience we won’t continue to come

Pros:
- The resort is very stunning the outside is absolutely beautiful I love the way it’s all been built and decorated.
- It’s in a remote area very nice and peaceful.
- No issues with staff rooms were cleaned the beds were made everyday and was given fresh towels.
- I heard they provide free transport to the beach and to the town.
- They offer you 10% off dining at their restaurant.
- They have a pool and jacuzzi available for everyone.
- Tennis & Basketball courts.
Cons:
- I guess you could say it is away from public transport but we had a car to drive around so was no issue for us.
- The walls are quite thin. The neighbours upstairs were talking amongst themselves and had the TV on and you could hear them and the neighbours next door … well … she was having an intimate time and you could hear it all even from the living room which was on the other side.
- The washing machine didn’t seem to be working had no power but as we were here for literally a few days we had no time in between to be running around trying to have it fixed so wasn’t the end of the world for us personally.
- The rooms are also outdated. The outside is honestly absolutely stunning but the rooms were abit of a let down.
- There was 3 of us and only 1 bedroom. 2 single beds joined and 1 sofa bed which made an awful lot of sound when you would turn over.
