Have been here twice and i wanted to leave a positive review.
Hotel staffs are friendly and helpful
The cleaning ladies are also friendly and our room was cleaned daily
The room is well heated during winter with the air con (which is important for me)
The room is large but the yes a renovation might be necessary but am not really complaining
The breakfast is good in my opinion since i don’t eat much anyway lol , again it is actually standard breakfast so keep your expectations accordingly you will have a nice morning i guess :)
I do recommend this hotel if you visit Portimao and if you have a car.

Reception staff was professional and welcoming. Beautiful, clean room with comfortable bed and pillows. The views were breathtaking. Breakfast buffet was fantastic!

2.5/5.
I have stayed here five times in the last two years.
The last two times have been extremely noisy. I think my first three stays I got lucky with no neighbours beside or above hence why I thought it was quiet.
You can literally hear every word the neighbours say and with the average guest being 60 years of age and half deaf, them shouting to each other does not help. This is very similar to the general feedback here.
I gave it one more attempt this time but I will choose somewhere else now in the future in Portimao where I can have a less disruptive sleep.
Rooms are always cool in winter but they offer A/C in every room I have had to warm up. Rooms are also dated but I personally have not had cleanliness issues in my five stays unlike some guests.
Breakfast is OK. Staff can be very bad there. They watch you like a hawk and walking out with a banana can be €20 or at least a threat.
Reception, check in and check out is hit and miss.
FHA Elite benefits are also hit and miss. Sometimes upgraded, sometimes not. Welcome gift is a poor offering if at all.
I found the cleaners to always be friendly and kind though.

Simple and fantastic hotel for friendly and helpful staff, great location. Delicious breakfasts and outstanding lunches on full board basis. Dinners are basic, enough to choose but also plenty of places to go and eat locally.
February month is perfect as hotel is not that full. I don't know how they might cope during busy times as facilities are not that big for the number of rooms provided.
We hired bicycles, cycled locally and to Farragudo and the cliffs. Cycle path is available all the way from the hotel to Portomao, across the bridge and to the beach. We hired a car for a day and went to Lagos, a gorgeous town. Locally, Praia da Roche we went surfing, cycling, running and walking. It really is a good location. There is a seataxi to go across Monday to Saturday. Shops and pharmacy in town. Restaurants and cafes down the marina and beachside.
I guess it's not that busy in the hotel but when we arrived at 12 pm, hotel staff gave us room early and extended the stay till 2pm for free on the last day whilst we go to Bengali caves.
Very friendly, chilled and helpful staff.
Rooms are basic but perfect with large spaces, and small but fully equipped kitchen area.
Aircon was blowing all the time but not effective as it felt hot at nights.
Otherwise, a really good hotel for 3/4 stars.

The place needs a revamp as it’s looking shabby. The breakfast is bad everything was cold bacon like leather strips scrambled egg like rubber and the coffee was awful, also don’t dare take anything from the breakfast room as you will be charged €20 , also it’s quite a walk to get to the restaurant.
Never again.
