We stayed in November 2024. Upon arriving at the hotel we were placed in the Upon arriving at the hotel we were placed in the highest room which did not have a balcony or pool view as we had booked but you could walk out to a shared space which arguably had a nice sunset. The apartment was also larger than we had booked but we thought we’d been upgraded. When we went to have a shower though, the water was pretty cold and water pressure was low. Staff came to check but said that repairs would need to be done the next morning at 8am (on a Sunday). They offered for us to shower in another room that hadn’t been checked into yet but did not offer a room swap (they were fully booked, which is interesting as we weren’t in the room we had booked). We woke up early so we wouldn’t be startled by repair people. No one came. We went to reception (who were also rude and frankly uncaring from time to time) and they told us they hadn’t come today and they didn’t know when he could come. We demanded a room change and they said only in the afternoon (after someone else had checked out). We were also never offered compensation. We hung around the hotel so we could move our things when needed and missed out on a travel day. Once we had the new room, it was fine.
We later discovered a similar review of the same experience with the top room ‘upgrade’ and water problems. It appears this hotel overbooks, places guests in a ‘broken upgrade’ room until another guest checks out and shuffles people around then. Terrible service in order to extort more money from people.
Breakfast was mediocre but acceptable. Hairdryers are available from reception (if they haven’t run out) and you have to pay a deposit. The location is good, and street parking is usually available BUT I would spend a bit more money to go stay somewhere else.

No, No and NO!
Unacceptable room service (far beyond any limits)! We have been told, that the check-out is at noon. Around 11:30am we entered our room and found all our stuff thrown on the floor on one heap. And even more importantly, our food from the fridge and from the kitchen was thrown away. All of this despite the 'No room service' table on the door! When we reported that on the reception, we've been told something like 'Yeah, we know, that was a mistake.'. I do not give a ***** whether there was a mistake or not. There were things in the room, they dispose some of them and rest they throw on the floor. This is not a mistake! On the question whether they consider OK to throw away guests' stuff/food, they said that I'm right and it is not OK. Without even a consideration of a refund of any type (a voucher would suffice), they said sorry and bye. I've never experienced anything like this before and I strongly recommend to avoid this place!
Apart from this, the hotel is nicely situated. Our room/apartment was huge and very comfortable with a beautiful sea view. Breakfast was rather mediocre and I wouldn't pay for it for a second time (not that I would ever stay at this place for a second time). The water/pipes in the bathroom were very smelly, and a smell of rotten eggs stayed in the room for a long time after the shower. Finally, for some reason, I'm not allowed to leave a review on booking.com. Coincidence? Maybe.

Great location, close to the sea and everything around , shops , bars, cafes and restaurants. It’s a wonderful place ! We stayed a few nights , the sea view is worth having ! Breakfast is great, lots of choice ! Staff friendly and helpful. Nice pool area and gym

Hotel is a run down part of the island, doesn’t look as pictured. There was no water and the staff didn’t care or offer a solution. WiFi also patchy and breakfast was very unhealthy. Had to find alternative accommodation to simply shower and use the bathroom. Don’t book here.

So we stayed here for two nights recently. probably more a 3.5/5 for me overall i think. 3/5 is a bit harsh.
Firstly, if you're driving here be prepared for parking difficulty. The hotel doesn't have any parking itself, its all free street parking around the hotel but they're frequently filled up with little room available. we got lucky with a spot fairly close by.
Hotel location is BRILLIANT. its a 5-10 min walk to playa de la arena beach which is a lovely beach and is about 30 min walk to the harbour in los gigantes which you can do via a costal route. It's also sat pretty much on the sea front.
room was very clean and big - apartment room meant separate living room/bathroom and bedroom areas. my reservation did say 'pool view' which we did not get but equally i didn't bother to ask to move given it was only a 2 night stay. we did get a nice sea view though. the rooms themselves though are a bit worn and dated. little things like scuffs/cup marks on the bedside tables, dated looking tiling in the bathroom etc. it's probably due a refresh but equally it's not like stepping into the 80's either. by no means are they bad, and the cleanliness was great but i've definitely stayed in much nicer apartment rooms than this.
breakfast had excellent choice - lots available including plenty of fresh fruit. the breakfast area did seem to get busy and did have an odd choice of furniture in there. some tables are lovely, some look like old white or red plastic garden furniture. it's a bit of a mix. least the food was good though.
the pool area is beautiful. it's on the 4th floor and is very modern and relaxing with tiles/astroturf everywhere and a nice pool bar. decent well priced cocktails up there too.
two slight odd downsides we found
1) the rooms don't have an iron. nor can you request one. instead you have to go visit the laundrette room on the 6th floor with your clothes if you want to iron anything. that's a bit of an unusual one for me never had that before
2) this one is probably the biggest downside of the hotel - the corridors really smell of chip pan grease. thankfully this is not in the reception/breakfast area or rooms. not sure if it was coming in from outside or up the stairs from the kitchens but it was a really greasy smell as you walked down them. they could do with sorting this out though as it's not very nice.
would i stay again? possibly. it had some really good things going for it and it was a good price in a good spot. i'd probably consider elsewhere for any long stay though.
